Front desk people aren’t helpful even when presented with very easy questions, and they’re rude. Also elevators never work which is always inconvenient for getting to class, or anywhere. And the air filters probably don’t get replaced judging off the fact there’s dust covering all the vents and everyone here is constantly having respiratory issues, probably from choking on dust. Gets 2 stars cause it’s livable, just not glamorous.
I might have initially had a favorable impression of Naismith Hall, but after living there for a year, all I can say is that you should avoid it, at least for as long as Cardinal Group continues to manage. The only redeeming qualities about it were the ones not under direct control of their management, such as the cafeteria. There were too many issues to go over in detail, but off the top of my head, here are some choice ones: security was incredibly lax, with homeless people periodically breaking in and/or trespassing, sometimes stealing things or harassing residents; the previous property manager explicitly lied in order to convince people to sign, and she was "mysteriously" gone by the time I actually moved in; the new property manager started a large group chat for residents to communicate in, but then deleted the entire thing after residents started voicing complaints (she would then go on to simply quit mid-semester, causing a mess of ; there were times where climate controls either failed or management neglected to switch from heating to cooling (or vice versa), resulting in instances where the internal temperature was 85+ degrees with high humidity or where the lobby reached roughly 40 degree temperatures and necessitated wearing a winter coat indoors; the elevators frequently broke down; the pool was out of order nearly the entire time I was there, with it being considered a health hazard; the back door was broken for long stretches of time, resulting in additional security issues aside from being a serious inconvenience; and more that I simply don't have the time or energy to type out. Some of the employees were solid and helpful, such as the maintenance workers and the cafeteria workers (the latter being employed by a third party), but Cardinal Group otherwise turned a decent building into a mess that bordered on dangerous at some points.
We had a great experience at Naismith Hall and were disappointed this year that they were bought by KU housing. The updated building was really nice - especially with the pool, laundry facility, game room and gym. The included dining option also was very convenient, but alas, it's now part of KU dining.
Naismith Hall has got it's stuff together! Just got done coordinating a 3 day camp with 260 campers with Naismith. All staff are so friendly and genuinely want to help. I can't believe the helpful execution of extra, specific requests from our group, from unique bed arrangements to meals for those who have specific dietary needs. The lobby is cute and updated, as well as the rooms.
Naismith Hall has been an amazing place to live so far. The staff is extremely helpful and the food is always great. There’s a great atmosphere and all of the facilities especially the gym are well taken care of. As a car guy, I really appreciate the parking lot alongside the overflow lot because you’re always able to find a corner space. Overall such an amazing living place for any student of KU!
This place is a great alternative to Daisy Hill. The staff are amazing and any issues you have are resolved in a timely manner. The cleaning ladies leave the rooms spotless and take their time. The kitchen staff are always super outgoing and generous. The food is always being cycled for new items and there are plenty of other food choices available.
Overall Naismith gives you the best bang for your buck or at least used to, not any more at least when compared to the alternative housing options for ku. Things constantly break down such as elevators which at least once a month have issues, in fall, it was to the point where both elevators were down (the only two in the building) for numerous days resulting in people such as me who live on higher floors to walk numerous flights of stairs when I'm clearly paying to not do so. For a couple of months, the back doors leading to the parking lot were broken and on top of that, building staff would lie during tours saying it had been broken the day prior and would be getting fixed the next day, which obviously wasn't true. There was and still has been a whole incident with referrals where they offered visa gift cards per person referred, resulting in many people getting referred and no gift cards ever being handed out, not to mention they try to avoid talking that situation too, never giving a clear answer. Residents had a group chat earlier in the school year ran by the previous building manager that eventually got deleted by the said previous building manager because she was getting too many complaints and not doing anything about them, leading to further complains. That previous building manager ended up quitting. Rent seems to gradually increase as it's up over $100 a month for the next renting period. SHARED SUITES ARE NOT $780 LIKE POSTED ON GOOGLE THEY ARE NOW $1070 DOLLARS. The period between fall and winter and winter and spring are hell, you're essentially burning alive in your room with the temperature turned to the minimum because they either turned the boilers on far too early and refuse to turn them back off despite every resident complaining, or during spring like when I'm writing this now, they won't turn the ac on when we're getting 60-70-80 degree weather all week and future weeks. Dust gathers seemingly out of nowhere in rooms so prepare for many dust bunnies. In the fall, there was also a situation where literal poop came up out of peoples showers resulting in water having to be turned off several times leaving many without water. They advertise the pool but it was never clean, literally being green and a hazard. Food gave my roomate food poisoning. Joe, the maintenance man is the only good part of Naismith, super friendly, responds to calls quick and unfortunately never seems like he has the chance to collect himself as they seem to pile task on task on task on him, he's the only maintenance guy who seems to work because other maintenance doesn't even show up on weekends.
Naismith Hall was my home for 6 weeks, it was a pleasure. Everybody was nice, the guys at the cafeteria made everything to make cozier. Their facilities as fitness center, laundry, computer lab were our favorite place! We were 43 teachers, can you imagine??? The Karaoke was the gratest time!!! Thank you NAISMITH for making us feel at home!
